Aparna CyberZed, Osman Nagar – Overview

Aparna CyberZed is a new high-rise launch in Osman Nagar, near Kollur, in west Hyderabad. It is built by Aparna Constructions, a Hyderabad builder active since 1996. Aparna already has several projects in this pocket, and CyberZed is its newest.

The project sits on 6.4 acres. It has 3 towers of S+38/39 floors with 759 homes. The master plan puts the three towers on one side and the clubhouse, courts and gardens on the other. That leaves a long green strip near the entrance for walking and play.

CyberZed offers 3 BHK homes only, from 1,471 to 2,001 sq ft. Blocks A and B have six homes per floor, all between 1,711 and 2,001 sq ft. Block C has eight homes per floor and adds compact layouts of 1,471–1,585 sq ft with two bathrooms. Those suit buyers who want three bedrooms at a lower budget. Every layout has a drawing room, a pooja space, a utility area and a balcony.

The developer publishes a launch rate of ₹7,999 per sq ft. At that rate, the basic cost starts at about ₹1.18 Cr for the smallest home. GST, parking and other charges are extra, so ask for the full cost sheet before you compare.

The clubhouse has a pool, a kids’ pool, a gym, a yoga hall, a preview theatre and five guest rooms. A spa, a reading lounge and a physio room with a pharmacy round it out. Outside, the focus is on active play: pickleball, mini soccer, sand volleyball, a multipurpose court, cricket nets and a trampoline with a rock-climbing wall. There is also an amphitheatre, a barbecue corner and a party lawn.

The project is registered with TG-RERA under P01100011037, as listed on the developer’s website. Portals list it as a new launch from May 2026. As per the developer, completion is tentatively set for May 2031. Work on the Block C foundation has started, per the developer’s progress update.

CyberZed suits buyers who want a new 3 BHK from a known builder and can wait about five years for it. Early buyers in a new launch often get the widest choice of floor and facing. It also suits people who work around Gopanpally, TIFR or the ORR corridor and want a short drive to work.
